Daydreaming about ultraluxury real estate may well be considered the American pastime these days. More than ever, everyone seems to love gawking online at residential monuments to extreme excess. Indoor lazy rivers? Check. Crystal-bedecked ballrooms? Check. Jellyfish aquariums? Check. Private beaches, private home theaters, private pubs? Check, check, check.
Yeah, it turns out rich people are not just like us. But all this obsessive, ultrahigh-end real estate surfing got us thinking. Of course, we know that wealthy folks are going to have luxurious homes. But just how far out of touch are they with the rest of us? Realtor.com® went looking for the mansions currently on the market that are the most dramatically expensive compared with the median listings in their state.
We’re a nation of extremes, and nowhere is that more clear than in looking at the homes we inhabit. For the same price as Florida’s most expensive home, for example, you could get 250 median-priced homes in the Sunshine State.
To find the biggest outliers throughout the country, the data team at Realtor.com went looking for the biggest disparities between the current top-end homes and the median listings in their state in April. We calculated the percentage difference to control for states that are simply more expensive (like California and New York).
Got it? OK, watch that gap—it’s a big one.
1. Florida
Listing: 10 Cannon Pt, Key Largo
Price: $95 million
Florida’s median list price in April: $367,450

Florida is no stranger to estates scraping the $100 million mark. But most don’t include a private island in the price tag.
The bay views, lush landscape, and loads of privacy are the prime selling points in this listing. The main home is relatively small for the heady price, coming in at “only” 5,000 square feet, but it sits on 26 acres, with the possibility of building up to 12 more waterfront homes to create a family compound. There are also two caretaker’s cottages and a dockmaster’s apartment near a 20-slip marina that’s able to house massive yachts.
Pumpkin Key is located in Card Sound Bay in the Florida Keys, near Key Largo. About a 1.5-hour drive from Miami, those in a hurry can take a quick jaunt to the mainland by boat or helicopter. Folks coming from farther away can use the nearby airstrip for private jets at the nearby Ocean Reef Club.
2. Wyoming

Nature devotees who don’t have to worry about mundane things—like, say, a budget—may want to check out this four-bed, 4.5-bath residence. The house sits on 278 acres just north of the town of Jackson, an intensely popular playground of the wealthy.
The property offers easy access to the Snake River, perfect for fly-fishing, and prime views of the Teton Mountains. The main house is nearly 8,000 square feet and includes wood and stone finishes along with massive ceilings and a wine cellar that can 540 bottles. Three private guest suites on the property offer plenty of options for when people come to visit (which will probably be often).
Wildlife lovers can catch a glimpse of elk, deer, and moose that roam the property. Nearby is the famous Jackson Hole Mountain Resort, a ski resort popular with celebrities such as Sandra Bullock, Tiger Woods, and Kim Kardashian.
3. Virginia

So this estate 30 minutes from Charlottesville is more of a potential business venture than a house, but who doesn’t love a good side hustle?
The property was once owned by the CEO of luxury brand LVMH, Bernard Arnault, which should give buyers a sense of just how upscale this property truly is. However, over the past two decades, its current owners have completely transformed the 4,500 acres into Mount Ida Reserve. This venue has multiple event spaces, its own craft brewery, and a full-service restaurant on site.
Prospective buyers have three homes to choose from, because why settle for just one? They include two renovated historic mansions and a 12,000-square-foot home that was built more recently. Those looking for some extra income can also rent out the 26 (!) single-family homes located on the edge of the property to overnight guests.
The property is surrounded by wineries, including Dave Matthews’ Blenheim Vineyards and Trump Winery, owned by the 45th president’s family.
4. California
Listing: 329 Albion Ave, Woodside
Price: $135 million
California’s median list price in April: $794,000

This California estate is the most expensive home on the list, and for good reason. Buyers of this 74-acre property can enjoy a taste of the English countryside—in the San Francisco Bay Area.
Green Gables was built in 1911 by banker Mortimer Fleishacker as a summer retreat. The family estate actually consists of seven homes with a combined 32 beds, 26 bathrooms, and 23,900 square feet of living space. There are plenty of things to do on the compound as well, with its three swimming pools, tennis court, and artist studio.
Only 30 miles from San Francisco, this massive estate is located in the heart of Silicon Valley and offers views of the Santa Cruz Mountains. While the price tag is a tad restrictive for most, the listing also suggests using it for a corporate retreat.
5. New York

New York is known for its expensive homes, many of which are seaside in the glitzy Hamptons on Long Island. But not this one. This massive horse farm north of Manhattan is the largest privately owned property in tony Westchester County.
The 740-acre Stonewall Farm is owned by Calvin Klein’s business partner, Barry K. Schwartz, and his wife, Sheryl. The two originally bought 673 acres in 1979 for $3.25 million. A short time later, they bought an adjacent parcel of land. Since then, the pair have been raising and breeding thoroughbred horses, including several that have run in the Kentucky Derby.
The $100 million estate includes a 24,000-square-foot main house with an expansive sun-filled entryway. Perks include an elevator, nine fireplaces, and a two-story library complete with leather floors. Enjoy the warmer weather with a heated pool and a 4,000-square-foot pool house (larger than the average-sized single-family home). The horses also have some pretty sweet digs, with a premium stable that can accommodate up to 84 of them.
6. Colorado

Price: $78 million

Casteel Creek Retreat was originally designed as a ranch. Over the past 10 years or so, the current owners have added apartments on the 439-acre property to host up to 40 friends and relatives.
Visitors must cross a bridge to get to the 32,000-square-foot main house, which boasts eight bedrooms, a home theater, pool, hot tub, gym, and spa. The property also includes a 25,000-square-foot recreational center with a five-story climbing wall, spa, pool, and indoor arena.
Located near the Beaver Creek Ski Resort and the Vail Mountain Club, the property offers easy access to the slopes. There are 12 miles of groomed paths on the property perfect for skiing, horseback riding, hiking, and biking for the more adventurous types. Looking for something a bit more sedentary? You’re in luck—there’s also a stocked trout pond.
7. Pennsylvania
Listing: 2320 S Valley Rd, Berwyn
Price: $38.25 million

Right in the heart of the Rust Belt, this 222-acre working farm 25 miles west of Philadelphia offers country living in the suburbs. Known locally as Rock Hill Farm, the historic property was once owned by Benjamin Cox, a founding Quaker, in the 1700s.
The main house, a 14,000-square-foot stone Colonial, was built in 1900, complete with 10 bedrooms and seven baths. Also on the property are five secondary homes for guests or staff. There’s a stable for the equestrian set complete with a barn and three greenhouses for those with green thumbs.
If the full property of this size seems a little unmanageable, it’s also being offered as two separate lots at about $20 million each.
8. Connecticut

Less than an hour drive from Manhattan, affluent Greenwich has long been popular with the blue bloods and master of the universe finance crowd. So the $55 million price tag on the custom-built Georgian estate on nearly 2.5 acres isn’t exactly eye-popping.
The eight-bedroom, 9.5-bath mansion provides water views throughout and private access to 340 feet of shoreline along the Long Island Sound. It also includes two pools (one indoor and one outdoor, of course) and an outdoor wood-burning fireplace for those cool summer nights.
9. Nevada

The Lake Tahoe area has become increasingly popular, mostly due to its breathtaking natural beauty and proximity to the San Francisco Bay Area. In fact, Facebook CEO Mark Zuckerberg scooped up a (slightly more expensive) $59 million compound here two years ago.
Situated on 26 acres and surrounded by forest, the main house includes 10 bedroom suites, perfect for visitors. Floor-to-ceiling windows throughout the home allow views of the lake’s turquoise waters. A beach house closer to shore includes three bedrooms and two bathrooms, while a two-bedroom guesthouse offers a more woodsy setting for those looking to get away from it all.
10. West Virginia

When folks think of luxury living, West Virginia isn’t usually the first state that comes to mind.
But this stunning manse clocks in at nearly $20 million, much higher than the state’s median listing price of $163,450.
The 16,000-square-foot home sits atop a hill overlooking a forest, making it a great option for people who prioritize privacy. The main house has five bedrooms, six bathrooms, and three powder rooms, including one in the four-car garage. A separate guest suite has its own kitchen. (Wait, your modest guest room doesn’t?) And a saltwater infinity pool completes this vision of West Virginian opulence.
