With the Kentucky Derby rounding the corner, many of us will be picking out outrageous hats and mixing up tasty mint juleps for Derby Day.

“Horse farms, like other vacation-home properties, have benefited from work-home flexibility and the sudden opportunity for people to reassess their lifestyles,” says Krissy Blake, of Sotheby’s International Realty-Greenwich Brokerage. “People want greener, larger spaces, combined with privacy. They are adjusting their lifestyle and reassessing what they value.”

While these 10 properties we’ve found offer top-notch equestrian facilities, they also provide plenty of other perks—from pools, to tennis courts, to wine cellars, and vineyards. Some pretty nice homes for the humans are included, too.

“Equestrian properties in the city have surfaced lately, because many of the ranch owners have moved to more rural areas where they have more space, and many work remotely in the current climate,” says Simon Beardmore, of Sotheby’s International Realty-Brentwood Brokerage.

Perhaps some horse farm owners are ready to gallop away, now that interest in these properties has increased.

“Equestrian properties and the like seem to be popping up more readily since the beginning of the pandemic,” says Sonya Winterhalder Hollander, with Sotheby’s International Realty-Wine Country Brokerage, “mainly due to families wanting more room to run. With the work-from-home movement, those who do have horses and farm animals are available to care for their equines on their own and no longer need the security of a boarding facility.”
