If you’re itching to become an entrepreneur, make your way to the hills of West Virginia.

We’ve found a listing for a buyer looking to break into the business world in one fell swoop.

A 5.43-acre spread offers a roller-skating rink, a birthday-party venue, a haunted house, and assisted-living apartments, all under one roof. Oh, and there are owners’ quarters, so you can keep a close eye on your investment.

Listed for $359,000 with Charessa Wilkinson of Sold Sisters Realty, the property sits in Spencer, WV, an hour’s drive north of Charleston, the state’s capital.

The property debuted with an asking price of $374,900 in February, but the price was recently reduced.

The town of Spencer is 40 miles from the nearest interstate.

“It’s small-town America,” says Wilkinson. “There’s a Main Street, and the skating rink is right outside city limits. This place has a good reputation. The owners go above and beyond. It’s the only place for families to do birthday parties in the area.”

Although they’re not the original owners, the current owners have held onto the property—built in 1987—for many years, says Wilkinson.

Locals know it as Roane Roller Rink, which includes a skating rink, concessions stand, plenty of seating, and an arcade.

“They took part of the rink and designed it into assisted living,” says Wilkinson.

Each of the four assisted-living rooms features a private bathroom.

The possibilities for the rink facility are pretty much unlimited.

Besides parties and other events, “They’ve also run a haunted house out of this,” Wilkinson says.

Thus far, Wilkinson has received interest from potential buyers outside West Virginia.

Since the pandemic, Wilkinson says, “We’re getting a lot of people from out of state who want to move to West Virginia.”

Converting the property into a wedding venue was one of the commercial ideas floated during an open house.

“People aren’t really doing weddings in churches anymore,” she says. “They’re choosing barns and outdoor venues.

With the rink, she says, you could, for example, do a fun ’80s-themed wedding.

Other draws of this small town of about 2,000 residents are whitewater rafting, hiking, and whitetail-deer hunting.

For locals looking to let off a little steam, though, the roller rink still rolls on as an attractive option. All it needs is a buyer in search of a fresh opportunity.
