Raise your cosmo! With filming underway of the HBO Max show “And Just Like That,” a sequel to “Sex and the City,” Cynthia Nixon has also been busy off-camera.

The actress and her wife, Christine Marinoni, have reportedly picked up a Manhattan multi-unit townhome for $4.4 million, according to the New York Post. Located on the East Side Kip’s Bay neighborhood, the posh property offers a total of 4,000 square feet, exposed brick walls, and is currently configured as three apartments. The listing came on the market in February.

A massive space, the property could offer plenty of choices for the new owners. They could choose to convert the 120-year structure into a large, single-family home. Or there’s always the option to make it into an income-producing building, and move into the owner’s triplex.

That main unit is entered from a private entrance under the front stoop, and leads to a main hallway with a powder room. The hall then flows into a gracious eat-in kitchen, which has plenty of counter and cabinet space, with stainless-steel appliances and dark wood cabinets.

Beyond the kitchen is a formal dining area that overlooks the sunken living room, complete with a fireplace and painted, exposed brick walls. A glass wall of sliding doors opens into the two-level garden, offering an outdoor extension of living space. Outside, the private garden has a mature magnolia tree and offers a mix of sun, shade, and greenery.

Other appealing elements include parquet floors stained in a light ash color, wrought-iron railings, and painted, exposed brick on both east and west walls.

Up one floor to the parlor level are two bedrooms, with a front bedroom and fireplace, an alcove dressing area, and an en suite bathroom with tub. The rear bedroom also includes three closets, a dressing area, and a bathroom with a shower. On the lower, cellar level, the finished space contains a rec room with tiled floor, as well as a laundry room and plentiful storage.

A vestibule on the parlor floor connects to a staircase that leads to the upper-floor apartments.

The third and fourth floors are each separate, two-bedroom, one-bathroom apartments, complete with galley kitchens and combined living and dining rooms. Stairs leading to the roof can be found in the fourth-floor unit.

The neighborhood is a change from the pair’s current trendy NoHo loft and benefits from its “unassuming Midtown street” as a quiet place to settle in.

Perhaps the couple will opt to hold on to their loft, which Dirt reported they picked up in 2012 for $3.25 million. That way, they can embark on renovations and move in once the improvements are complete.

Nixon may have to take a step back from managing any renovation projects while she films the much hyped “And Just Like That” series, which reunites Sarah Jessica Parker and Kristin Davis with Nixon, from the original show, “Sex and the City.”

Nixon, who is 55, appears to be pleased with the new series. She posted a photo of herself with her two co-stars with the Manhattan skyline in the background, captioned, “Friendship never goes out of style.”

The fourth original cast member, Kim Cattrall, who has had her fair share of New York real estate dealings, isn’t part of the new show.

Nixon played the character of Miranda Hobbes in “Sex and the City,” for which she won an Emmy. She reprised the role for the two “Sex and the City” movies.

The Manhattan native also knows her way around a Broadway stage, and has starred in such productions as “Wit” and “The Rabbit Hole,” for which she won a Tony. The activist unsuccessfully ran for governor of New York in 2018 against Andrew Cuomo.

Dexter Guerrieri with Vandenberg held the listing.
