Head an hour north of San Francisco, and you’ll wind up in the bucolic wine country and farmland of Sonoma County.

While working the land, tending gardens, and building a future home seems like a lot of labor, much of the property’s major work is complete.

“This particular property, when they purchased it, it was basically a fallow field,” says listing agent Sheri Morgensen with Sotheby’s International Realty. She and listing agent Gregg Lynn, also with Sotheby’s International Realty, represent the listing. 

In 2014, the owners bought the property for $2,175,000 and embarked on the creation of their garden business, Noci Healdsburg. Surprisingly, in this wine region, they opted not to plant vineyards.

Their master plan included a main residence at the back of the property and two modern steel-frame retail structures facing the road. While the retail structures were built, the main residence is still on the drawing board.

The acreage features some 900 fruit trees, edible and cutting flower gardens, and 15 1-acre plots, each framed by 10-foot trellises supporting squash, heirloom tomato, chard, kale, and red, green, and white onion plants, among other delicious vegetables. There’s even a 600-foot-long “peach” tunnel. A natural irrigation system sustains the gardens.

The acreage also includes garden pathways, water gardens, 300 shade trees, as well as shade decks.

“Everything they did was to preserve and sustain the property,” Morgensen says. The owners sought to create “an environment that is beautiful and functional, and could be enjoyed by others.” But after six years, the entrepreneurial owners have moved on to their next project.

Permits have been approved for the construction of a main residence, so the buyer can skip that “arduous process,” Morgensen notes. 

The retail structures could also function as live-work space.

The sleek, matching buildings measure 1,400 square feet each. The interiors are clad with wide-plank cedar, and feature concrete flooring as well as glass walls. Bi-fold steel and glass doors open to 5,000 square feet of wood decking. In addition, an outdoor pavilion is configured for lounging and dining. The sale includes custom steel-and-wood furniture seen in the listing photos.

Online bidding through Concierge Auctions starts on July 29 and ends on July 31.
