Lush Locale: Ultraprivate Hamptons Home Sits in a Field of Green

A high-end Hamptons home which claims to offer total privacy is for sale for the first time since it was built.

The home on Highland Terrace in Bridgehampton, NY, sits amidst a wide green expanse on 3.6 acres of prime Hamptons property and is available for $21.9 million.

“What makes it unique and special is the large acreage—in a rare, south-of-the-highway locale,” says the owner and listing agent Whitney St. John-Fairchild.

What St. John-Fairchild means when she says south of the highway is an even more desirable location in the rarefied air of Hamptons real estate. The mansion sits south of the Montauk Highway, which slices through the island and is therefore closer to the Atlantic Ocean.

As for privacy, the property sits behind 20-foot hedges, across from protected land.

“It’s a large rectangular shape and right across the street, there’s over 100 acres of protected land. Plus, you’re on a superquiet street,” says St. John-Fairchild.

Built in 2002, the home has been the site of many large gatherings and was featured in a number of publications, including a cover feature in House and Garden magazine.

The large and covered porches are ideal for entertaining.

“French doors open onto the covered porches from the living room and from the kitchen. You can enjoy these incredible big skies, and fabulous sunsets, and the large gardens,” St. John-Fairchild explains.

The home was also in the news as part of the divorce between St. John-Fairchild and her ex-husband, the publishing heir James B. Fairchild, during their high-profile and bitter split, which began in 2011.

“The property was in my family. I was a designer for Ralph Lauren for many years, and envisioned the house and hired an architect,” St. John-Fairchild says, adding that the home is filled intricate detail and designer touches.

“There are many porches with beautiful Chippendale railings and fluted columns,” she says. “There are eight fireplaces in the house, lots of special details.”

Open and airy, the traditional-style home measures 5,000 square feet with five bedrooms and 5.5 bathrooms. Two of the upstairs bedrooms feature private terraces.

The basement is finished, and a third floor could be completed if a new owner desires more space.

“The attic space has high ceilings. The way that it’s constructed, it could easily be open, and [the main] staircase could go up, so you would see the staircase continuing to go up in the central hall,” St. John-Fairchild says.

An open kitchen is highlighted by a fireplace, marble countertops, custom cabinets, and high-end appliances.

Outside, there is a large gunite pool, smack-dab in the center of the lush green yard. It’s also surrounded by hedges for even more privacy.

Because of the large acreage, there’s also enough land for expansion.

“The property is quite special, and what’s unique about the house is that it’s a rectangular shape. So if someone wanted to expand the house, you can build up to a 15,000-square-foot house that’s above ground. There’s plenty of room to expand and make the house larger, have a guesthouse, or put a tennis court in,” she says.

The house has been on the seasonal rental market and rents for about $50,000 a month.

“I had rented the house out to a few families that really fell in love with the property and house. I decided the timing was right and I put the house on the market,” St. John-Fairchild says. “The person who buys it will probably really enjoy the location.”
